The Hendrix residential tower is on the southeast corner of 98 Avenue and 111 Street. The redevelopment concept is for a 252 unit apartment high rise with row housing at the base. Street-level units will foster Transit Oriented Development in central Edmonton near the Grandin Light Rail Transit Station. The historic John T. Ross Residence will be preserved and integrated into the redevelopment.
An active and inviting pedestrian-oriented streetscape will be created with a two-storey podium that reflects the historic character of the John Ross Residence. To ensure a comfortable pedestrian scale at street level, the tower will be set back from the street. The plan includes 224 underground parking stalls and 21 stalls at grade. ParioPlan was responsible for community consultation, amending the Oliver Area Redevelopment Plan, drafting custom Direct Control Zoning regulations and facilitating Council approval.
