The Gateway Hotel and Convention Complex strives to uplift the visual impact of architecture existing within the highway corridor to provide a crucial launching point for regeneration of the area described as the main southern entrance to the city of Edmonton. The proposed a zoning bylaw amendment to rezone the subject lands from (CHY) Highway Corridor Zone to (DC2) Site Specific Development Control Provision, located between Gateway Boulevard (north and south bound) South of 48 Avenue. The purpose of the rezoning was to increase the density allowable on the site to a FAR of 4.0 and revise the allowable height to 93 metres, or approximately 24 storeys. The DC-2 Site Specific Central Provisions will also provide for development regulations and design guidelines to ensure a quality development and mitigate any impacts on adjacent developments. The proposed rezoning application was to accommodate the development of a mixed-use hotel complex to accommodate 625 hotel rooms, restaurants, retail, office building and potential casino complex. It was proposed that approximately 780 below grade and 150 above grade parking stalls would be provided to serve the complex.
