The Brewery District – former home to Molson Brewery – is located in Edmonton’s Oliver neighbourhood on the north side of 104 Avenue between 119-121 Streets. The site was acquired in 2012 by First Capital Realty and Sun Life Financial for redevelopment with the adjacent Crosstown Motor site into a comprehensively-planned mixed use urban village. Anticipating the future 120 Street LRT Station, both sites will accommodate residential development. The design minimizes surface parking while responding to commercial tenant needs, with 50% of parking underground. The design concept improves connectivity for pedestrians and cyclists in an east-west and north-south direction with a major greenway and multi-use trail incorporated into the 120 Street alignment. Wide sidewalks (3.6 m or more) make the site both pedestrian and elderly friendly. ParioPlan was responsible for community consultation, preparing amendments to the Oliver Area Redevelopment Plan and Zoning Bylaw, facilitating Council approval, as well as preparing the plan of subdivision and 120 Street Road Closure Application.
